POSITION PURPOSEAssisting in the valuation of properties taking into consideration many factors, which collectively embrace the principles and practice as set out in the International Valuation Standards. Candidate Valuers are expected to be pro-active and to apply initiative.ESSENTIAL FUNCTIONS AND BASIC DUTIES1. Responsible for the assisting in the provision of a full property valuation process on behalf of clients.More specifically, responsible for the effective performance of the following valuation duties.a. Responsible for sourcing property information including Title Deeds, Surveyor General diagrams,Municipal valuations, town planning zoning and market intelligence in relation to rental statistics andyields for various property types, recent sales, rentals, capitalisation, reversionary capitalisation, anddiscount rates, liaising with property brokers and other market participants in order to glean marketinformation;b. Staying in touch with the market by maintaining contacts, attending property / SAPOA / SAIVfunctions where necessary;c. Carrying out site inspections with a qualified valuer, recording GBAs, GLAs etc, recording of fieldnotes, photographs, locality description;d. Preparation and the analysis of income cash flows to be applied in investment method valuations,income capitalisation and discounted cash flow market valuations using the ‘MRI Investment’modeling computer system (previously known as ‘Cougar’), under the supervision of a qualifiedvaluer;e. Assisting with estimated new replacement cost valuations for insurance purposes and the calculation of depreciated replacement costs in the case of specialised properties;f. Assisting with the use of the profits method for example in the valuation of a going concern (hotels,petrol filling stations etc.);g. Responsible for the preparation of valuation reports under the direct supervision of a qualified valuer;h. Do all things necessary in order to qualify as a Professional Associated Valuer within a reasonabletime period:i. Keep up to date with CPD activities.j. required to have a valid driver’s license and should also be willing to travel extensively within SouthAfrica.2. Assists in establishing and maintaining good business relations with Clients and external tradecontacts.a. Ensures that clients are satisfied with Company services.b. Obtains clients feedback and continually works to improve services.c. Resolves clients requests, complaints, and problems.d. Promotes goodwill and conveys a positive image of the Company.e. Promotes services at conferences, client meetings.3. Assists in maintaining effective working relations, communication, and coordination with Company personnel and with management.a. Assists in setting goals in accordance with Company objectives. Tracks progress toward goals.b. Provides assistance to area personnel as needed.c. Keeps up to date with area activities, changes in competitive conditions, and significant problems.d. Completes required reports and records accurately and promptly, under qualified valuer supervision.e. Attends meetings as required.4. Assists in related duties as required or assigned.a. Completes special projects.b. Cross sells the Company’s other services and provides leads to other departments.c. Assists with research and updating of the valuation property databasePERFORMANCE MEASUREMENTS1. Ability to carry out adequate building inspections with a qualified valuer, in accordance with standards set out by the RICS/SACPVP/SAIV.2. Quality research into market rentals, operating costs, capitalisation and discount rates.3. Report writing to be of a superior standard in accordance with RICS.4. Ability to carry out valuations in accordance with the standard methods ie Investment (incomecapitalisation & DCF), replacement cost, trade related, and market (comparable).5. Establish good relations with clients.EDUCATION/CERTIFICATION: Property related degreeRegistration as a Candidate Valuer with SACPVPStudent Member of the Royal Institution of Chartered SurveyorsREQUIRED KNOWLEDGE: Knowledge of Valuations and marketing techniques and principles.EXPERIENCE REQUIRED: Atleast 1 year prior experience however experience is not essential.SKILLS/ABILITIES: Good analytical skills, well organized, personable.
